One of the major reasons I became a Realtor was due to the strong belief in investment property. Many of you may have read a book by Robert T. Kiyosaki called Rich Dad/Poor Dad. When I was making my decision to transition into real estate this book had a lasting impact on me. It teaches a great deal about planning for your future and making your money work for you. Real estate investments can do just that. There are several ways to benefit from investing in property. The four major benefits are:

  • Cash Flow
  • Appreciation
  • Depreciation
  • Principal reduction

Not all properties will produce in all four areas but should in at least three. Investment property can provide a clear path for increasing equity and your overall portfolio as well as provide a tremendous tax shelter.

There are many avenues in which to invest in real estate from acquiring rentals, fixing up distressed properties, and homesteading a multi-unit building.
